MAKE YOUR RENTAL APPLICATION STAND OUT IN A TOUGH RENTAL MARKET

It is no secret at the moment that the rental market in Australia is tough and as renters and rental providers, along with their property managers and real estate agents navigate the current rental housing crisis we thought it timely to provide some insight and advice on ways in which you can make your rental application stand out when applying for a rental property.

It is not unusual to see group after group of potential renters attend open house inspections, infact First National Real Estate Neilson Partners had 3,074 rental enquiries, 1,368 potential Renters registered to inspect rental homes and we processed 632 rental applications in the past month alone. With these figures it is essential that your application stand out from the rest, is fully complete and is accompanied by all applicable documentation.

So here's 3 tips to help your rental application stand out from the rest:

 

1. GOOD REFERENCES

Make sure your references are completed properly and contact details are spelt right so when we go to contact them, we land with the correct person.

Written evidence from past or present rental providers or property managers who are willing to vouch for you are priceless when it comes to your application. You should also make sure your character references are from a credible source.

 

2. INCLUDE A COVER LETTER

When writing your cover letter, add some personality. Include information that makes you a desirable renter. Add your rental history, education, job and how long you have been employed there for, do you own a car? Are you family oriented? Demonstrate that you are responsible and will look after the Rental Providers investment property and can pay your rent on time.

Many renters have pets so why not include a cover letter or pet reume too. This could be the difference between a Rental Provider allowing you to have a pet at their residence.

Describe your pet, their size and breed, do they sleep inside or outside? Attach photos so the Rental Provider can see the animal for themselves.

3. PROVIDE UP-TO-DATE DOCUMENTATION

If you are a Renter who is registered with First National Real Estate Neilson Partners as a potential renter, make sure you update your to-apply account regularly.

Always provide updated payslips, identification, rental ledgers and personal details to ensure there are no delays processing your application and the property manager does not have to chase you for anything. A well organised application and supporting documentation will help property managers assess quickly whether you are a suitable renter.
