WHAT IS AN EMBEDDED ELECTRICAL NETWORK?

Residential Rental Providers (RRP’s) are now required by law to disclose particular information about the rental property before a renter enters into a rental agreement. This includes any subsequent renewal of a leasing agreement as information can change over time.

One of the questions that seem to be causing confusion for many RRPs relates to the electrical supply at the premises. Question 4 on the Disclosure Statement queries - The rented premises are supplied with electricity from an embedded electricity network**   YES OR NO.

An embedded electricity network is essentially a private network within a building or self-contained site. Embedded networks are common in multi-tenanted buildings such as shopping centres or commercial buildings. They are also common in new residential developments such as apartment buildings and in caravan parks, some rooming houses, and retirement villages.

The electrical wiring is configured in such a way as to enable the owner of the site to sell energy to all the renters or residents based there. This is known as an embedded network. Asset owners have to take ownership of the switchboard, electrical infrastructure, ducts, and reticulation. Privatisation of the network enables them to also take ownership of the tenancy meters. All the electricity to the site is delivered through one “gate” meter and purchased according to a “large market customer” or “bulk” tariff.

In standalone residential premises, there is generally an electrical provision to the property, however, the renter or owner occupier can choose who they use as their electrical supplier – ie: AGL, Lumo, etc. This is not an embedded network and would apply to the vast majority of standard residential homes that we manage.
