HOW YOU CAN PREVENT DELAYS WHEN APPLYING FOR A RENTAL PROPERTY

Applying for a rental property is stressful enough for renters and in order for your real estate agent to enable the rental application to be processed fast and efficiently, there is some important information that as a renter, you should pay particular attention to.

All participants at an open home inspection will be sent a link via sms or email, to an online application form. Hard copy applications will also be made available on-site if required.

100 points of ID must accompany the application when submitted for processing. Along with:

  • Current photo identification for each adult applicant
  • Current income support documentation i.e. two most recent payslips for each applicant, Centrelink statements, bank balance
  • All adult applicants must sign the application

Ensure contact information for referees is correct

Always double-check the contact information supplied for the references you provide on your rental application form.

Email addresses and phone numbers for applicant referees that are incorrect will cause a delay in processing as we cannot easily contact them for the required information.

Advise your referee that they will be contacted by a property manager

One of the biggest delays encountered in the processing of rental applications is referees not responding to emails and phone calls for references as they are not aware that we will be contacting them.

A good rule of thumb is to ask your referee if they are happy to provide the real estate agency with a reference and tell them to expect contact from our property management team.

 

If working for a large organisation provide HR/Payroll details 

Most Line Managers cannot verify income, so we need to speak to Payroll or Human Resources to confirm that the information supplied in your application is correct. It is imperative that you advise them that we will be in contact.

 

Attach a Cover Letter

A cover letter is a great way to supply some secondary identification.

You should include some brief information about yourself and your family and include photos where possible.

 

Completing important documents

 

Make sure all identification documents are up to date and legible

Payslips supplied must be your most recent. Your driver’s license photo must be clear and you should photograph both sides, to verify your current address.

 

If applicable, include full income Centrelink statements

Screenshots of the most recent Centrelink payments cannot be accepted. You must log in to the MyGov website to obtain the letter that details your income.

If we need to ask for more information, other applications are being processed ahead of yours. Incorrect and missing information will cause delays.
