How we search
In their search engines online, realestate.com.au offers buyers and renters the option to include keywords as part of their searches. Examination of the most often used keywords has revealed the most sought-after property features and how they have changed over time.
While ‘swimming pool’ was the most searched term over the September Quarter for home buyers, swimming pools were referenced in only 8% of keyword searches by renters.
The same seasonal trends can be seen in searches for “air-conditioning” and “heating”.

What are renters searching for?
Taking the top spot for renters were searches for “pet-friendly” properties. Unsurprisingly, pet-friendly homes surged in popularity during the Covid pandemic compared to 2019 when less than 10% of keyword searches related to pet-friendly spaces. This peaked in mid-2020 at 28%.
The demand for rentals where a furry friend is allowed has remained high ever since.
COVID has changed the way we search
Perhaps a predictable trend searches for properties with “studies” or “offices” have also surged. Given the increase in working-from-home arrangements during Covid, this is understandable, and to date, there is no sign of this trend slowing, with searches pertaining to home offices rising to new highs in 2022.
Peak lockdown periods saw increased searches for outdoor spaces such as yards, balconies, and rooftops. 2022 however has experienced a downturn with searches for outdoor spaces declining. A similar trend was noted in searches for “waterfront” and “beach”, properties, peaking in 2021 before declining this year.

Obviously, the shifting preferences of buyers and renters reflect many of the lifestyle changes driven by the pandemic. Those aspects that have been permanently altered – such as working from home, will continue to see strong demand, while those desired features that were inspired by lockdowns are now reverting to pre-Covid norms.
