ASBESTOS IN COMMERCIAL PROPERTIES

Asbestos is defined as a highly heat-resistant fibrous silicate mineral that had previously been widely used in a variety of items including fire-resistant and insulating materials.

Scientific studies have since discovered that exposure to this item can be linked to a variety of diseases, including cancers.

In commercial properties, you could expect to find it in a variety of places and not limited to, the walls, flooring, roof and eaves. If your property was built post December 31st 2003, it is not law that it be inspected for Asbestos Containing Materials. It was typically phased out 10 years prior, but was not made law.

First National Commercial Neilson Partners has contractors available to check your building, and provide their required services to either remove or manage the material. Should Asbestos be found, there are 2 options to handle this information.

  1. Put in place an Asbestos management plan. This is a document that details the concerns on your site and responsibilities of the different people such as tradies performing works who may potentially disturb the material.
  2. Safely remove the material via a registered and insured contractor.

Should you have any questions about this, please do not hesitate to contact your Property Manager.
